Land Clearing Questions, Answered — and How to Get an Assessment
How much does land clearing cost here?
Forestry mulching in the Front Royal/Winchester area typically runs $2,500 to $2,750 per day for a machine and operator. At roughly an acre a day in moderate growth, that’s also a fair per-acre planning number. Traditional full-removal clearing is quoted by the project after an assessment. Our Pricing Guide page has the full breakdown.
How much can be cleared in a day?
About an acre in moderately dense growth is the common pace. Light brush on flat, open ground can go considerably faster; steep, rocky, or very dense stands go slower. Tree size is the biggest variable — a mulcher handles brush and small trees continuously, but large standing timber must be felled and handled individually.
What happens to the trees and brush?
With mulching, they become mulch — ground in place and left as a protective layer that suppresses regrowth and feeds the soil as it breaks down. With traditional clearing, material can be chipped, stacked for burning where permitted, or hauled off; that’s decided in the assessment and priced accordingly.
Will the brush just grow back?
Some species resprout from roots — tree-of-heaven and autumn olive are the Valley’s worst offenders — and may need follow-up treatment or a lighter second pass the next season. Grass and pasture, once re-established and maintained, hold ground well. An honest operator will tell you at assessment time which species on your property are one-and-done and which will fight back.
Do I need a permit to clear my land?
It depends on the county, the acreage, the slope, and proximity to streams — and the rules genuinely differ between Warren, Frederick, Clarke, and Shenandoah Counties. Check with your county’s building/land-use office before work starts. Clearing companies can tell you what they’ve seen required on similar jobs, but the county’s answer governs. The same is true for land-use taxation: if your parcel is enrolled in land-use, ask the commissioner of the revenue’s office about tax consequences — including possible rollback taxes — before changing the land’s use.
Does Shenandoah Land Clearing do the work?
No. Shenandoah Land Clearing is an information and referral service owned by Branch and Vine Capital, LLC. We connect landowners with independent local land clearing companies, and those companies perform all clearing work with their own equipment, crews, licenses, and insurance. We don’t operate machinery, and we don’t set the companies’ prices — your quote comes from the company that will do your job.
